You have likely heard the phrase that the three rules in real estate are location, location, location. This holds true whether you are buying an existing home or you’re building a new one. In fact, choosing a lot for your new custom home is a critical piece of the home construction process. In addition to convenience and atmosphere, the new home lot that you choose can also impact your overall quality of life in the house. With that in mind, there are several important items to consider before you commit to a space. These include the:

  • Shape and slope of the lot. The shape of the lot could determine the maximum square footage of the home, while the slope affects how well water drains from the property.
  • Direction the front of the home will face. Where the front of the home faces will impact when you get sunshine and shade in different areas.
  • Type of soil. Some soil is subject to expansion and movement, which in turn, might compromise the structure of the foundation.
  • Existing trees can provide your home with shade right away. If there are none, though, you could see a much higher year-round cooling bill for keeping the home at a comfortable temperature.
  • Plans for any development in the surrounding area. You should also find out what future establishments or construction projects are planned, as it could largely increase the traffic near and around your new home.
  • Easements grant rights to others to access your property. Therefore, make sure you know if there are any, and if so, where they are located on the lot.
  • Some neighborhoods and areas have restrictive covenants that outline what features your home can and cannot have. So, make sure you know this before you move forward with your new home’s construction.
